February 2026 Market Update: Spring Momentum Is Beginning to Build

From Slide Projectors to Today’s Lamorinda

My family and I have been converting old photo slides into digital images lately, the little cardboard squares that required a projector, a blank wall, and someone patient enough to focus the lens. What started as a cleanup project turned into a full nostalgia tour. Bell bottoms. Backyard birthday parties. Station wagons. A few questionable hairstyles. And more than a few photos from my Miramonte High School days in Orinda.

Seeing those images has been a reminder of how long I’ve called the Bay Area home. I grew up here. Went to school here. Raised my family here. Many of the neighborhoods in those old slides are the same communities I serve today. The Bay Area has evolved, skylines, technology, prices, but what hasn’t changed is why people stay. Community. Opportunity. That feeling of belonging. Real estate isn’t just about market data. It’s about where life unfolds. And for me, this has always been home.

The real estate market doesn’t wait for spring, it often starts moving in February.

Buyer demand is ramping up faster than new listings are arriving, creating early competition. This supply-and-demand imbalance is typical this time of year and often sets the tone for a competitive spring season.

January data can look soft because most of those sales were negotiated during the slow holiday period. That dynamic tends to shift quickly as activity accelerates.

With interest rates near multi-year lows and stock markets still strong, we’re anticipating an early and active spring, especially in affluent areas like Lamorinda.

Preparation and timing will be key in the months ahead.
