In Lamorinda and across much of the Bay Area, this imbalance is creating a market defined by increasing competition, faster sales, and more homes selling above asking price. Spring is typically the most active time of the year, and current trends suggest that upward pressure on home values will likely continue in the months ahead.

Historically, median home prices often reach their highest levels of the calendar year during the spring season. This is driven not only by the tight supply of available homes, but also by the seasonal arrival of more luxury properties to the market. As we’ve seen over the past year, affluent buyers continue to play an outsized role in demand, particularly in communities like Lamorinda.

Looking ahead, one potential wildcard is the broader global environment. Ongoing geopolitical tensions — including the developing Iran conflict — could influence inflation, interest rates, financial markets, and overall consumer confidence.
